Kutsu Point is a family-owned mountain sanctuary on 40 private acres. It’s a 6-bedroom, 3.5-bath ridge-top home at roughly 9,300 feet, designed to feel like your own private mountain resort: wide-open views, marked private trails, a hot tub, multiple patios, and a signature 1,000 sq ft sunlit dome for all-weather fun.

The Dome at Kutsu Point is a geodesic greenhouse-style pavilion just off the main house.
It’s an enclosed, all-weather gathering space (not fully temperature-controlled) that gives your group a sheltered place to play and hang out even when it’s windy or rainy.

Yes. We provide high-speed Starlink WiFi for messaging, streaming, and remote work.

Dogs are allowed, maximum of 2, and must be included in your booking.
Key rules:
No dogs on furniture (or use the extra blankets provided)
If left unattended indoors, dogs must be kenneled (two large kennels provided)
Pick up all pet waste
Excessive hair or pet accidents requiring extra cleaning are billed at $100 per hour
If your dog is listed in the reservation, you may use the fenced dog run at your own risk. Please supervise pets closely due to wildlife and changing conditions.

The surrounding region is known for scenic drives, hiking, mountain towns, and classic Pikes Peak region adventures. Many guests do day trips and return for sunset, hot tub time, and Dome games.

Pikes Peak is an easy day trip. Once you’re on the Pikes Peak Highway, the round-trip drive is about 2 to 3 hours not including stops and summit time.

Cancellation policy

Occupancy + visitors
Only registered guests are allowed on the property.
Please do not exceed maximum occupancy at any time.
Day visitors are not permitted unless approved in writing in advance.
Noise + respect for the setting
This is a peaceful ridge-top property. Please keep outdoor noise low, especially at night, and be mindful that sound carries in mountain country.
Smoking + fire safety
No smoking or vaping inside the home or anywhere on the property or trails.
No fireworks at any time.
Outdoor fires are permitted only in the designated fire pit area and only when local restrictions allow.
Weapons
No firearms are allowed anywhere on the property.
Events, retreats, and productions
Events, retreats, weddings, gatherings, or commercial photo/video use require prior written approval and may include additional fees. Unauthorized events are not permitted.
Pets
If pets are allowed for your reservation: dogs must be included in your booking, and house rules apply (kenneling if left unattended, no furniture, pick up waste, and additional cleaning charges may apply).
Safety and property use
Guests acknowledge the inherent risks of mountain property use (hot tub, trails, wildlife, weather shifts) and agree to use amenities responsibly and supervise children at all times.
Security and privacy
Exterior security cameras monitor entry and outdoor access areas for safety. There are no cameras inside the home. Tampering with cameras is prohibited.
Damage, excessive cleaning, and rule violations
Guests are responsible for any damage beyond normal wear and tear.
Excessive cleaning, unauthorized visitors, unauthorized events, or smoking may result in additional charges and/or immediate termination of the stay.

To keep Kutsu Point peaceful, well cared for, and enjoyable for every group, we ask guests to follow a few simple standards:
Registered guests only. Day visitors and additional guests must be approved in advance.
Respect for quiet and the land. Please observe quiet hours in the evening and treat the home and surrounding acreage with care.
No parties or amplified events without approval. Celebrations are welcome when planned, disclosed, and approved ahead of time.
Dogs only, with prior approval. A standard $75 pet fee applies. Dogs must be fully housebroken, well-trained, kept off beds and upholstered furniture, and never left unattended unless crated. Please clean up promptly.
No smoking indoors. If you smoke outside, use designated areas and dispose of all materials properly.
Fire safety is taken seriously. Colorado may not be known for earthquakes or tsunamis, but wildfires are real here. Penalties for disregarding burn restrictions are severe, and a lack of awareness is not an excuse. Please review current Teller County burn status via the QR code in the home and welcome book. Outside fires are permitted only in the designated firepit. Always douse any allowed fire completely with water. Regardless of current burn status, do not start or maintain a fire in windy conditions, especially when winds exceed 10 to 15 mph.
Treat the home as you would your own. Report any damage or issues promptly so we can address them quickly.
No firearms or fireworks. Recreational firearm use and fireworks are prohibited anywhere on the property.

Kutsu Point is true high-country Colorado. A little preparation makes arrival smoother, comfort higher, and the first night calmer.
Kutsu Point sits at roughly 9,300 feet. If you’re coming from lower elevation:
Hydrate early and often starting the day before arrival
Keep day one light if possible
Limit alcohol the first night
Eat a solid dinner and get good sleep
Many guests say acclimation is the only real adjustment.
Weather shifts quickly at elevation, even in summer. We recommend packing :
Layers (base layer, warm mid-layer, and a windproof outer layer)
Warm hat and gloves in shoulder seasons and winter
Sturdy shoes for trails
Sunscreen and sunglasses (sun is strong at altitude)
A refillable water bottle for everyone
If you can, arrive before dark, especially in winter. The final approach is mountain driving, and conditions can change quickly from mid-September through mid-May. AWD or 4WD is strongly recommended during these months.
Plan to do a grocery run before you drive up the ridge so you can settle in and truly relax once you arrive. You’ll be within roughly 10 minutes of a small grocery store with basic supplies as well as 20 minutes from several large grocery stores in town.
Cell service can be inconsistent depending on carrier. We recommend downloading maps ahead of time if you prefer, and then using our written turn-by-turn directions (sent after booking) for the easiest approach.

Between mid-September and mid-May, AWD or 4WD is recommended. Mountain weather can change quickly, and we recommend arriving before dark for an easier first approach.

Snow removal:
We monitor conditions and arrange snow clearing and plowing as needed, but timing can vary depending on active snowfall, wind drifts, and local contractor schedules.
If snow is actively falling, clearing may occur after the storm slows or ends to ensure the driveway stays passable.
If there’s a snowstorm or the road is icy:
Plan to arrive before dark whenever possible.
Drive slowly, leave extra distance, and be prepared for reduced visibility.
If conditions are poor, we may recommend adjusting your arrival time for safety.
Park thoughtfully to allow space for snow clearing equipment.

The drive is scenic and generally straightforward. The final stretch is true mountain country: the last mile of road and our long driveway are gravel and uphill, so plan for slower, steady “country” driving.
At no time are you driving along the edge of a drop-off.
In winter, snow conditions matter. Even after roads are plowed, the gravel sections often remain snow-covered, so we recommend a capable vehicle and a calm, unhurried arrival.

Kutsu Point has ample on-site parking near the home. When you arrive, please follow the pre-arrival parking instructions and keep vehicles clear of drive paths and the dumpster area so access stays safe for everyone.
Kutsu Point is designed for standard passenger vehicles, SUVs, and trucks. RVs, large trailers, and campers are not recommended due to the mountain approach, turning radius, and winter road conditions. If you’re considering bringing anything larger than a standard vehicle, please message us before booking with the vehicle type and length so we can confirm whether it’s a safe fit.

Kutsu Point’s marked private trails are one of our guests’ favorite amenities. They’re scenic, fun to explore, and easy to access right from the property. Expect a mix of gentle stretches and a few short, steeper sections, but nothing most families find intimidating, including groups with young kids. Many guests tell us the trails are a highlight of the stay and a big part of what makes Kutsu feel like a true mountain retreat.
